Yes. Many of our properties — especially land and off-plan developments — come with flexible installment plans ranging from 3 months to 24 months. A Certificate of Occupancy (C of O) is the highest form of land title in Nigeria, issued by the state government. Governor's Consent is required when transferring a property that already has a C of O. Excision means the land has been formally released from government acquisition to the community or individual — it is a strong title and can be upgraded to a C of O. We only list properties with verifiable titles.
In Lagos and surrounding areas, the standard practice is 10% agency fee and 10% legal fee, calculated on the annual rent. Some landlords also require a caution or refundable damage deposit (usually 5% to 10%). We are transparent about all fees before you commit to any property.
Yes. We offer virtual tours, detailed photo galleries, and video walkthroughs for most listings. For clients outside Lagos or abroad, we can arrange a trusted representative to inspect on your behalf and provide a detailed report. Many of our overseas clients rent successfully without a physical visit.
Most residential rentals require a minimum 1-year lease paid upfront. However, for short-term or serviced apartments, we offer monthly and quarterly options. Commercial leases are usually 3 to 5 years with renewal clauses. We will match you with properties that fit your preferred duration.
Our shortlet apartments are fully furnished and include utilities (power and water), Wi-Fi, housekeeping, kitchen appliances, bedding, and toiletries. Premium units may also include swimming pool access, gym, and 24/7 security. Each listing clearly states what is included so there are no surprises.
You can book directly through our website, via WhatsApp, or by calling any of our branch lines. A refundable booking deposit is required to hold dates, and full payment is expected before check-in. Same-day bookings are available for select properties if confirmed before 2 PM.
Yes, provided the unit is not already booked by another client. We recommend notifying us at least 24 hours before your original checkout date. Extensions are charged at the daily rate and can be settled via bank transfer or cash.
Absolutely. Our Facility Management division handles tenant sourcing, rent collection, maintenance coordination, and routine inspections. We act as your on-the-ground partner so you earn passive income without the day-to-day hassle. Management fees are competitive and performance-based.
Yes. We offer full marketing and brokerage services for sellers. This includes professional photography, listing on our platform and partner sites, social media promotion, buyer screening, negotiation, and documentation support. We work on a commission basis only — no upfront marketing fees.

Every property on our platform is physically inspected and verified by our in-house team before listing. We provide title verification support, coordinates for site visits, and a no-pressure viewing policy. If you ever have doubts, request a physical inspection — we encourage it.
